Idyllic location and lovely cottage with wonderful walks and wildlife from the door. Everything was beautifully clean and well presented with a delicious basket of treats sourced from the estate. The owners were very welcoming and helpful too, when we managed to leave our charger behind! We really enjoyed our holiday and would highly recommend.

The owners provide a great experience. They are welcoming without being obtrusive. The cottage is straight forward to settle into and very homely to stay in. The grounds are lovely to walk around and the surrounding countryside is beautiful. The local towns with their independent shops, enhanced our stay.

River Cottage was a well presented cottage which had quality without being ostentatious. The owners live next door and were helpful without being obtrusive.. Local walks and wildlife were available from the front door whilst there was easy access to town and countryside further afield. Despite the weather it was such a successful holiday that we have already booked a return visit. 07/11/2023
Gorgeous place, well equipped, spotlessly clean, wonderfully appointed. Cottage has everything you need. Some wonderful walks on the estate. More walks in local woods (Glentress) not far away. Lovely tearoom on the site. Some local shops in Melrose are fantastic. Not your mainstream kind of shops, also a mainstream co-op. Further afield some great days out including Holy Island/Lindisfarne, check tide times carefully. Was our second visit, there will be a third and fourth visit in time.

The cottage was excellent and had everything that we needed. It’s in a fantastic location, and we loved sitting in the walled garden in the evenings with a glass of wine. The owners were also very nice people.

River Cottage is an absolutely amazing place to stay. The whole cottage was immaculate and very well thought out. The addition of a lounge next to the main bedroom was an excellent addition. You couldn’t wish for a better locaton. The cottage itself was perfect, adjacent to the owners home. The owners themselves were very friendly and couldn’t have been more helpful. And there was a lovely welcome basket which was most appreciated. The surrounding grounds are beautiful with plenty of walks.

Our stay at Old Melrose was out of this world. The surrounding scenery is breathtaking and the cottage was ideally located. Nestled in a secluded estate, far from the hustle and bustle, but close enough to Melrose for shopping and eating out. And Melrose has an amazing and eclectic range of shops from artisan butchers, bakers, gift shops and interiors/antiques. Good restaurants, lively pub scene and coffee shops. The cottage itself was perfect. Authentic country house chic, comfortable and equipped with everything we needed for a week’s stay. The walled garden and walk down to the River Tweed was magical. It was springer heaven for our spaniel.

A superb week in a cottage that was meticulously prepared with everything needed for a relaxing holiday including a welcome hamper full of pleasant surprises. The estate is beautiful and nestled in an oxbow of the River Tweed. An additional bonus was the welcome from our hosts who couldn’t have been more friendly and helpful. The walled garden and riverside walk lifted the spirits on a daily basis. Thoroughly recommend.

Cottage was perfect for our needs. Decor and facilities were excellent and the hosts/owners were extremely pro-active at ensuring we were happy. Attention to detail was particularly impressive: little toiletries, welcome basket with delicious brownies etc, really does add huge value and makes you feel that you’re being taken care of. An excellent customer experience. We will absolutely be returning again.

You have everything you will need for your stay. You are near Melrose if you want to eat out, but the kitchen is equipped with everything you would need to make a meal. The lounge and bedrooms are very comfortable so you can relax.

Cottage is located in “Old Melrose” and has the river and walks on site and a beautiful walled garden. The cottage is furnished to a high spec and has everything you may need. The owners are next door but don’t let that put you off as they do not interfere with your enjoyment. Lots of shops/ business deliver to cottage which would have been useful to know before – so check that before you travel. We had a great time.

A lovely Autumn break in a wonderful area. River Cottage is in a gorgeous rural setting, within a wooded meander of the River Tweed. A very comfortable base for exploring near and far, with miles of paths from the front door.

Everything about this cottage could not be better: the cottage itself, the location, the hospitability of the owners (who live next door). From what I understand it has been rented out for less than a year, and I expect that it has already become so popular that early booking is necessary if you want to stay here. It is the perfect place for any time of the year (we were there in October, with beautiful autumn colours). The cottage is in the private part of the estate, but guests of the cottage are free to walk everywhere, including the walled garden. For children it must be paradise.

We are holiday cottage veterans of many years but River Cottage is – hands down – the best. From the delicious home-baked bread and brownies which greeted us to the first class facilities in the cottage, everything was just perfect. Within an hour of arriving our children were insisting that we return again next year – and that was even before they had got to know the owner’s children!

A perfect cottage for a mid-winter break. We were a party of four adults and a dog, and we found the cottage to be warm, spacious and fitted out to a high specification, giving the feeling of a real home rather than a holiday cottage. We loved the underfloor heating downstairs and the log stove in the living room, and the ‘welcome hamper’ in the kitchen was much appreciated on arrival. The weather turned very severe and we became snowed in, but the owners next door offered every assistance to ensure we had sufficient provisions and kept the access track clear (and arranged a tow for us when we were finally able to leave!). The walks from the door along the River Tweed are beautiful — even in blizzards — and the history of Old Melrose is fascinating. We can’t wait to come back in early summer and complete the many walks in the local area, but we couldn’t have wished for a lovelier cottage in which to find ourselves trapped by the snow. A huge ‘thank you’ to our kind hosts for making this one of our best cottage holidays ever.

The cottage was clean, warm and very well equipped, including the kitchen. The location is stunning – perched high above a 180-bend in the River Tweed (although you can’t see the river from the cottage). The whole estate is very well looked after, extremely picturesque and there are some fantastic walks to be had, either along the River Tweed or through woodland, or both. They’ve obviously made some effort to establish certain walks of interest through some stunning scenery, and there is some historical context provided on some. Once we exhausted ourselves, we found great tea and cake in the nearby tea-rooms half-way along the drive. A wonderful stay, highly recommended.

Wow. An absolutely fantastic property located on a perfect setting overlooking fields and woodlands. The hosts are helpful and friendly and it was fabulous having loads of walks from the doorstep. This is a gem. I would highly recommend even has luxury swing seat and a covered seating area just incase of the odd spot of rain. The welcome pack was superb with loads of produce produced on the estate, a really lovely touch. The trees along the river bank and walk along the river really takes your breath away. We have booked a return visit and we can’t wait.

What a gem of a place! The location is lovely-at the heart of a historic estate, with gorgeous walks from the door. There is such a friendly feeling and you can access all areas, including visiting the estates goats, horses, sheep and chickens. The river side location is beautiful, and so relaxing. The addition of the estate tearoom, just a minute from the cottage is such a plus, and the cakes were delicious! The lodge itself is stunning-really high quality and every detail thought of. The views from the balcony were so lovely, especially waking up in the morning. It’s very dog friendly, all enclosed, with the bonus of an enclosed field right outside. The welcome basket was lovely, well thought out and a little treat on arrival. We would definitely stay here again.

The house was very peaceful and situated in a country estate with several walks directly from the door. The owners were attentive in ensuring our stay was enjoyable but were not at all intrusive. This was such an incredible find for a few days between Christmas and New Year. The cottage is immaculate. It has been newly built and everything we could need was there from kitchen utensils to freshly baked bread, brownies and excellent coffee. The location is excellent as the cottage is situated on the Melrose Estate which has a tea room, walking paths and vast areas to look over with uninterrupted viewed from the balcony. There is another cottage there too, but even on the wrap around balcony you feel completely secluded; it feels very private. It’s a 5 minute drive to Melrose which is a quaint little village that has numerous shops and places to eat including the Michelin recognised Provender. We will definitely be back to visit. Thank you.

Loved this quirky little premises. Ideal for a couple. Internal layout made it cosy and relaxing with views out of the many windows. Circular staircase you wouldn’t run up and down, and would say anyone who struggled with stairs or mobility issues would have to take care. We didn’t want to leave as rarely you find a cottage that ticks all boxes and this one definitely does. On the Estate there are so many paths to take that lovely strolls out through trees or along river. Not too far to travel to all the attractions and villages which made it even better.

A lovely historic building with a lot of character, converted in to a clean and comfortable holiday home. Perched on a high point overlooking the Tweed, it has great views and is very peaceful. Only an occasional fisherman drives past on the gravel track (which is in good condition and suitable for an ordinary car) down to the river. Otherwise you have the place to yourself.

A stunning wee holiday cottage perfect for two. We wanted somewhere quiet to relax, walk, read books and explore and this location was perfect for this. Loved being close to the River Tweed and it felt like we were in a treetop house as the views from every window showed the autumn colours of the surrounding trees. Melrose had lots to explore with great walks and lovely food shops in the High Street. The highlight of the holiday was the Borders Book Festival which we didn’t know was on. We’d love to come back.

The Folly is simply marvellous! Amazing place and setting. So peaceful with lots of great walks on your doorstep. The cottage itself was well equipped, cosy, fabulous shower and had a sumptuous bed with crisp clean and comfy sheets. The hosts are great and looked after us very well. Lots of lovely local villages to explore steeped in history.

Lovely stay at the Folly. Would highly recommend. Owners were around if needed. Friendly and supportive but not obtrusive. Lot’s to do in the area or if you just want to chill and enjoy the tranquility, perfect spot. Folly is compact but has everything you need. Melrose 6 mile round trip and well worth visiting. Nice restaurants and bars and shops that were not mainstream. Floors castle short drive. Lovely walk to Earlston. Bike hire in Melrose. Swimming in the Tweed. How can you not love this place.

Wow what an amazing, spectacular location, if you want secluded, beautiful and quiet surroundings, this is where you want to be. The Folly had everything you need to make your stay stress free, the owners have gone above and beyond to provide for their clients, from towels or tea towels to washing up liquid or foil, it’s all there. The property is beautifully renovated, with views all across the back of the property over the river. The walks on the grounds are great, rough terrain in some cases but the dogs loved it. The owners were so welcoming and delightful, I highly recommend this property and have no doubt their other two properties are as wonderfully maintained. A final note, the gift basket on arrival was such a beautiful thought.

Our second stay at East Tweed and again we were not disappointed! The cabin is spotlessly clean, beautifully finished and has everything you need and more! The hosts William and Frankie are most welcoming and are genuinely lovely people! They both called by at different times to say hello and to make sure everything was going well! They also provided a beautiful welcome basket with fresh baked bread, fresh eggs and lots of other lovely treats! Our stay in this beautiful, tranquil cabin (truly depicted in the pictures on the website) was the perfect place for us to relax and recharge our batteries and we will definitely be back!

We found the cottage just as described on the website. The level of cleanliness, furnishings and equipment was excellent. It was warm comfortable and inviting and we loved every minute we were there. It was ideally placed for exploring the Scottish Borders, Kielder Forest and the coast is only an hour away. It is an ideal bolthole for two people. We will certainly be returning.
